„Flat pack house” - easily and quickly, as in IKEA!

 

Készház Építő Kft. has evolved a widely new and innovative timber framed house, which allows us to build a new house to let with vacant possession in one month. This structure is completely winterized, can be built at any time, has the same parameters as the lightweight construction type house and has the great advantage that it is further transportable with minimal impairment. This type of construction form is suitable for building a staging area, an office, a weekend house or even a freehold flat.

 

What are the benefits?

  • Can only be built in a tetragonal form in 6m width but can be widen in the same width later in the case of on-demand

  • We usually solve heating system by fireplace and energy saving electric panels (NOBO) as the experience is that other heating systems are uneconomic in case of a lightweight costruction type house under 100m2
  • Hot water supply is solved by electric water-heater that can be matchable with sun collectors.

Detailed description of the building:

 

No grounding is needed, as we prepare an accessible slab on the housing bottom which is completely insulated with delfs laid on in advance, and elements necessary for water supply. This is a 17cm thick completely insulated mounting which is assembled several pieces subject to its size.

In case the Customer prepare a bed of blind concrete, we mould the lower part with 10cm step-proof insulation and with 2,5cm thick dry floor, instead of an accessible slab.

 

Walls are panel system types which is transferred in one piece with door and window and with water and power bonding. Their inner and outer face are 90% ready, need minimal work on the site. Walls are minimum 23cm thick  which correspond to Kw=0,23. Insulation can be extensible.

 

The house has a qualification of energy „A”.

Slab and roof make up one structural unit. It is a more pointed roof, with a 40 degree angular offset in case of the penthouse and with a smaller angular offset in case of the bungalow. The total thickness of the roof is 20cm. The roof is tile or Lindab plate.

 

We advise the most modern type of energy saving power heating system (Nobo, Adax) or rather fireplace. This combination matches with the best gas furnace in consumption, and besides it is clear and safe. We solve hot water supply with electric water-heater which can be amplified with solar collector connection.

 

By the interior design laminated parquet, lino, wall to wall carpet or tile flooring throughout can be choosen. Tile can be choosen in bathroom and in the kitchen. Other parts can be painted, papered or  ashlared. Ceiling and the attic is covered by baseboard or drywall. Sanitary must be choosen according to the size of the house, in detachable type. Switches, illuminators are according to customer's taste but must be also detachable.

Outer face can be stained strip flooring or fine rendering.

This housetype corresponds to a normal lightweight house in comfort.

Its specialty is that building permit may not be needed (although there are desputes among some building departments about it), as it can be dismountable and with minimal damage it can be transportable. It can be sold onward without selling the plot. In case of any amplification further on, panels can be build in a bigger, new house with the same technology.
